One Quote Could Change the Conversation

5 min read

Fifteen minutes and a fresh look at your client’s financing options. And possibly a very different picture of what they can afford.

Before your client rules out a home, settles for a less-than-ideal loan, or decides to wait for interest rates to fall, give us 15 minutes.

That’s our invitation to real estate professionals and their buyers this November. No lengthy meeting. No expectation of a commitment. Just a chance to examine the numbers, explore the financing possibilities, and see what GHL can do.

For many buyers, the mortgage process begins with apprehension. They are concerned about their credit history, how much money they have saved, their monthly obligations, or a financial decision made years ago. Mostly they assume they won’t qualify. And some have spoken to another lender and believe they’ve heard their final answer.

We know those concerns are real. But mortgage financing may present more possibilities than most people realize.

That’s why we’re asking for a chance to quote your client.

Fifteen Minutes is a Good Place to Start

Getting an initial mortgage quote doesn’t have to begin with a stack of paperwork, digital files, or an exhaustive accounting of someone’s financial life.

A conversation with a GHL Mortgage Advisor can take approximately 15 minutes. We’ll ask a few questions about the buyer’s goals, estimated income, available down payment, existing commitments, and the type of property they’re interested in purchasing.

With the buyer’s authorization, we can also conduct a soft credit inquiry to get a more complete picture of their credit profile, without affecting their credit score. With those details, our MAs can begin evaluating potential loan programs, estimated interest rates, monthly payments, and other financing options.

The result is an initial financing picture, rather than a promise of approval. It gives the buyers and their agent confidence and a starting point for making an informed decision. Sometimes, 15 minutes is all it takes to discover a possibility no one had previously examined.

What is a Soft Credit Pull?

Credit concerns can keep buyers from contracting a lender in the first place. A soft credit inquiry can make that conversation easier. Unlike a hard credit inquiry, which can affect a credit score, a soft inquiry does not. For someone uncertain about qualifying or working to improve their credit, the difference can be reassuring.

However, it is important to understand what a soft inquiry doesn’t do. It doesn’t constitute mortgage approval, guarantee a particular interest rate, or replace the verification required later in the lending process. A formal mortgage application or pre-approval may require a hard credit inquiry, additional financial documentation, and generally a more comprehensive review.

For the initial conversation, the objective is modest: find out what is possible before asking the buyer to take a more substantial step toward homebuying.

One Buyer. More Than One Possible Loan.

Mortgage financing is rarely a matter of choosing between a conventional 30-year fixed rate loan and nothing at all. Depending on eligibility, borrowers may have access to conventional financing, FHA loans, VA loans, USDA loans, down payment assistance programs, and other financing structures.

Each comes with its own requirements, costs, and potential advantages.

A buyer with limited savings may be a candidate for a low-down-payment program. Someone with an imperfect credit history may have alternatives to a conventional loan. An eligible veteran may qualify for VA financing with no down payment. Another buyer can benefit from a unique combination of loan terms, closing costs, or seller contributions. There is no single loan program for every buyer. But there are more avenues to investigate than the buyer or real estate agent recognizes early in the process.

Our Mortgage Advisors work with these programs every day. They study lending guidelines, follow the interest rate movements, and know how credit, income, property characteristics, and program eligibility influence available financing. Their expertise lies in identifying financial solutions suited to each buyer’s financial circumstances.

A quote could be the first indication of just how much is possible.

Already Have a Lender? Let Us Take a Look.

This might be the most practical invitation we can make to a real estate professional.

You don’t have to change your client’s lender to find out what GHL can do!

Let us provide another quote. A second quote might reveal a better rate, lower closing costs, or a loan program previously overlooked. And if the first lender has the best deal? Good to know. We’re happy to earn your client’s business by showing what we can do.

From Quote to Pre-Approval

A quote gets numbers on the table. Preapproval puts a buyer in a position to act. With a closer review of credit, income, assets, and financial records, our MAs can determine an estimated borrowing amount and, if appropriate, issue a pre-approval letter.

For real estate professionals, this can make all the difference when a client finds the right home. A preapproval can strengthen an offer, demonstrate financial readiness to the seller, and give everyone a solid basis for moving ahead.

The quote starts the conversation. Preapproval moves it toward a purchase.

November Has Its Advantages

As 2026 draws to a close, buyers may have more reason to revisit their homeownership plans than they realize.

Freddie Mac reported an average 30-year fixed mortgage rate of 7.32% on October 22, 2026. But the advertised rate is only one part of a buyer’s financing decision.

Higher borrowing costs have kept some prospective buyers on the sidelines. For others, a closer look at available loan programs could change their outlook.

Waiting for rates to fall may seem like the safest choice. But before a client postpones their purchase, why not find out what financing is available today? A fresh quote could tell a different story.

For real estate professionals, it’s a simple invitation to make to a hesitant buyer: Give GHL 15 minutes before you decide to wait.

And it all starts with a quote.
